THE OPPORTUNITY

We are searching for a Development Manager with a passion for design, sustainability, and equity in the built environment and real estate development industry. Our ideal candidate is committed to environmental stewardship, social equity, racial justice, BIPOC communities, and progressive policies. 

The Development Manager will report to and work closely with the Founder on all aspects of executing development projects, including Acquisition, Due Diligence, Design, Entitlements, Permitting, Construction, Lease-up and/or Sales, Asset Management, and Disposition.


RESPONSIBILITIES

Project Management

  • Manage at least two (2) development projects at a time from inception to completion. Potential projects include: W&R Project, PRISMID Sanctuary or new housing project

  • Manage pre-development activities, including due diligence, acquisition support, design, entitlements, and construction project management

  • Support the initiation, review, and completion of prime and subsidiary contracts with general contractor, architect, and other consultants

  • Manage Architecture & Engineering (A&E) team, General Contractor, consultants, and vendor partners 

  • Drive toward the sustainability and equity goals established for each project while considering cost saving measures

  • Communicate and coordinate with the Authorities Having Jurisdiction (AHJ) and consultant team to obtain building permits and resolve any issues as they arise

  • Support and strengthen key external relationships with clients and project partners (architects, contractors, lenders, etc.)

  • Convene and manage weekly job meetings to advance project progress

  • Oversee the execution of the business plan for each project, as established by the proforma, on time and on budget

Construction Management

  • Supervise General Contractor activities and GMP budget including change orders, request for information (RFI) etc.

  • Communicate and coordinate with Architect and General Contractor as necessary to resolve any outstanding issues relating to project

  • Maintain strong project controls to ensure project delivery is on time and within budget

  • Attend weekly on-site construction meetings and observe and approve work for quality and completeness

Finance & Legal

  • Develop pro-forma analysis, budget, and cash flows that meet project’s financial metrics and profitability

  • Manage the project budget and cash flows in accordance with any contracts

  • Prepare and distribute draw packages and monthly payments with investors by the end of each month; work, as necessary, with project partners (general contractor, vendors, lenders, etc.) to accomplish this responsibility

  • Manage and archive key project documents, including legal documents, lease agreements, agreements with project vendors, and documentation with capital partners

  • Manage RFP for senior debt and write grant applications, as needed.

Post-Completion

  • Supervise marketing, outreach, and/or brokerage activities

  • Supervise property managers to facilitate the lease-up and/or management of rental housing, office, and/or retail space

  • Coordinate with real estate brokers on individual home sales and closings including, but not limited to, coordination of home buyer upgrades


EXPECTATIONS

Short Term

  • Work as/when necessary, dependably and punctually, to fulfill the role and responsibilities. This is a full time, exempt-level position, with an expectation to work at least 40 hours per week. Adre’s regular office hours are Monday - Friday, 8:00am - 5:00pm PST;  occasional nights and weekends are required.

  • Demonstrate ability to work independently and lead external teams

  • Demonstrate the ability to multi-task by moving multiple key activities forward at a time

  • Exceptional organizational skills, responding to messages/questions in a timely manner

  • Continually address and work to improve any weaknesses

  • Be an exceptional communicator, conveying Adre project objectives, challenges, and opportunities both internally and, as appropriate, externally

Long Term (2-7 years)

  • Develop deep competency in all aspects of the development process, including finance

  • Become fluent and effective at negotiating key contracts and leases

  • Establish yourself as a leader in the community and the industry


HOW WE WORK

Adre’s regular office hours are Monday - Friday, 8:00am - 5:00pm PST. Adre team members currently work remotely in the Portland Metro Area, coming together regularly to meet in-person with colleagues, project partners, and community members.

Adre currently offers a hybrid work environment, with onsite presence required regularly. We are in the process of building our office (expected completion Summer 2025) and anticipate fully returning to in-person operations at or before that time. 


QUALIFICATIONS

Adre requires a strong educational background, demonstrated intellectual curiosity, tenacity, attention to detail, strong work ethic, a hands-on approach, and leadership ability.


Required Qualifications, Skills, and Attributes: 

  • Bachelor’s Degree in a relevant field. Master’s Degree preferred.

  • A minimum of 5 years of experience in real estate development, project management, design, construction, or related fields. 

    • Successful completion of an advanced degree program (Masters, Ph. D, etc.) may be substituted for up to 2 years of experience.

  • Excellent interpersonal, phone, and business writing skills

  • Resourceful team-player with the ability to also be effective independently

  • Exceptional organizational skills and attention to detail

  • Independent judgment to manage, prioritize, and organize a diverse workload with an ability to set priorities, meet deadlines, and multitask

  • Proficiency with Microsoft Office suite and basic Adobe Suites experience

  • Solutions-oriented; comfortable resolving conflicts when they arise 

  • Reliable attendance and punctuality

  • Consistently model the values of Adre and a commitment to environmental stewardship, social equity, racial justice, BIPOC communities, and progressive policies.

  • Demonstrated experience working with and/or supporting diverse, historically marginalized communities

  • Desire to work in a multicultural environment

COMPENSATION

  • Starting Salary $95,000 - $115,000 annually (exempt)

  • Yearly Professional Development Stipend

  • Monthly Technology Stipend
