ArtHouse is a six-story student residential building, offering space to make and showcase art.

Overview

Idea

Develop the first residential hall for Pacific Northwest College of Art (PNCA) to boost freshman retention by fostering a supportive community for art students. Maintain private ownership of the property to keep it off the college’s balance sheet.

Implementation

ArtHouse was designed to create a sustainable, walkable urban campus, energizing the North Park Blocks with 24/7 activity while serving as both a hub for creating and showcasing art—and a work of art itself.

Results

The project’s ground floor includes space for the Pacific Northwest College of Art (PNCA) Residence Life Office, building management, and two retailers, including an art-themed cafe with rotating exhibits, poetry readings, and public events. The building offers 50 studios, two-, and three-bedroom units in single and double configurations.

Highlights

  • Managed the demolition of the existing building on site while safeguarding sensitivities with neighboring structures

  • Negotiated a complicated easement and construction of a shared wall with one of the neighboring properties

  • Negotiated an exclusive marketing agreement with PNCA requiring all freshmen to live in the building, later evolving into a Master Lease

  • Worked with the architect to develop custom designed furniture for the residences

  • Met the internal goals of PNCA for freshman student retention
